NO ON COASTAL DEVELOPMENT PERMIT NO. 15-042!
There is a proposal (planning commission resolution 18-75) going before the City Council on Monday, August 26 at 6:30 pm. It is for a 3 level, 2 story house, on the beach just east of Moonshadows, at the toe of the Big Rock Mesa Landslide. https://www.malibucity.org/AgendaCenter/
We do not believe this project should be exempt from the California Environmental Quality Act, LIP Section 13.26.5 or LIP Section 13.26. Based on the studies and diagrams herein, the proposed project is not in keeping with the neighborhood evident height limit, nor does it take into consideration the shadow lines or sight lines from the existing, adjacent properties.
IT’S TOO BIG.
- The proposed project is 28 feet tall, almost three times taller than it’s neighbors!
- It’s so big that it will effectively steal the sunlight from adjacent properties to the east
- There are 46 fixtures (water outlets to septic tanks, alternate water treatment systems) . Adjacent houses have 16 to 20.
IT’S TOO DANGEROUS.
- This proposal creates a structural risk to existing properties
- The steep slope between PCH and the beach needs to be properly shored up if there is to be any construction on this parcel of land, and the developers have NOT adequately provided for this
- This proposal allows for the construction of structural shoring walls a mere 18 inches from the existing piles that support adjacent properties
- The developers have offered no proof that existing piles won’t be damaged during construction
- No proof that structural shoring will hold back sand and water
The planning commission has agreed to 3 Variances which are unacceptable!
- 18-042 allowing building on slopes steeper than 2.5.
- 15-022 to reduce the required factor of safety related to the underlying landslide.
- 15-021 to reduce the required parking spaces from 4 to 3. We have a huge parking problem on PCH. All other homes have 4 spaces.
THE PROPOSED BUILDING IS INCONSISTENT WITH THE NEIGHBORHOODS CHARACTER.
